I think the reason some of those tropes are so popular is because the people writing are in high school or college and want to see the characters in environments they know. That's why, for instance, you rarely see AUs of a modern office environment or characters in their late 20s or 30s.
I've written three different 20k+ office environment AUs in three different fandoms. They're all really popular. I don't personally work in an office myself, but I have before, and I suspect people like them because they're relating on the level you're talking about.
